A brokerage showed us a listing film they were rightly proud of: drone opening, colorist, licensed music, four minutes long. It had 11,000 views and had produced two inquiries, neither qualified. Meanwhile a ninety-second walkthrough one of their agents shot on a phone, narrated badly, had produced nine inquiries including the buyer who eventually closed. This is not an argument against production value. It is an argument about what each format is actually for.

Two Different Jobs, Two Different Videos

The cinematic film's real job is winning the next listing. Sellers of expensive property want to see that their home will be treated as significant, and that film is the proof. It belongs in the listing presentation and it earns its cost there. What it does not do is help a buyer decide, because it deliberately withholds the unflattering information a buyer needs — the odd room, the street noise, the stairs.

The buyer video is a different product. It is longer on rooms and shorter on sky, it names the specific things a buyer would ask about, and it is honest about the compromises. Buyers self-qualify against honesty. The four-minute film generates views from people who like looking at houses; the walkthrough generates inquiries from people who can picture living in one.

Video Is Where the Qualification Should Happen

In luxury the expensive resource is agent time, and most of it is consumed by unqualified showings. A properly honest walkthrough does the first round of qualification before anyone drives anywhere. We track showing-to-offer ratio as the real video metric, not views. For the brokerage above, listings with an honest walkthrough ran roughly half the showings per offer compared to listings with the film only, which gave their top agents back several hours a week.

Views are a vanity metric here in the most literal sense: they measure how many people enjoyed looking, which is uncorrelated with purchase intent at this price point. We have never seen a luxury listing where view count predicted anything useful.

The Capture Step Nobody Builds

Most listing videos sit on a portal or a social platform with no path from watching to conversation. The buyer who watches the whole walkthrough is the single most interested person in your funnel that day, and the industry standard response is to do nothing with them. We host the walkthrough on the brokerage's own listing page, track watch depth, and route anyone who reaches seventy percent into an immediate follow-up — a WhatsApp message from the listing agent, not a drip email.

That single change produced more qualified conversations than any media spend the brokerage ran last year. Watch depth on a two-minute property video is the strongest intent signal available in residential real estate, and almost nobody instruments it.

Views tell you how many people liked looking at the house. Watch depth tells you which one is thinking about the mortgage.

Video Also Feeds the Search Layer

A transcribed walkthrough is a substantial, specific text asset about a property and a neighborhood, and it is the kind of source AI answer engines draw on for questions about local markets. We transcribe every walkthrough, publish the transcript on the listing page, and mark it up properly. Over a year of listings that accumulates into genuine neighborhood-level authority that no competitor's photo gallery can match.

This is the compounding piece. The individual listing sells and goes away. The transcript library keeps working, and it is what makes a brokerage the answer to "what are homes like in this neighborhood" rather than one of forty identical portal results.

How We Would Restructure It

  1. Keep making the cinematic film — for the listing presentation, as a seller-acquisition asset
  2. Add an honest buyer walkthrough to every listing, naming the drawbacks
  3. Host it on your own listing page with watch-depth tracking, not only on the portal
  4. Route anyone past seventy percent watch depth to a same-day WhatsApp message from the listing agent
  5. Transcribe and publish every walkthrough to build neighborhood authority over time
